Siu Lam sites rezoned

The Town Planning Board today announced amendments to the approved So Kwun Wat outline zoning plan, which involve rezoning two sites at Siu Lam from government, institution or community, to residential, and their peripheral areas to green belt.

 

Building height restrictions for residential zones have been revised and so have those for government, institution or community use and other specified uses annotated "petrol filling station" zones.

 

The rezoning of two sites to residential use for low-rise low-density residential developments reflects recommendations in the Planning & Engineering Review of Potential Housing Sites in Tuen Mun East Area � Feasibility Study, which has confirmed the feasibility of the residential developments.

 

The height restrictions have been incorporated into the outline zoning plan to meet public aspirations for a better living environment and to provide clearer planning control on future development, the board said.

 

Development restrictions, such as maximum plot ratio, gross floor area and building height, have been imposed on various development zones except those marked for government, institution or community uses and petrol stations.

 

Technical zoning boundary adjustments are also made to tally with existing developments or developments under construction. These include adjustment of the areas shown as "road" and "nullah" to reflect the existing Tuen Mun Road with its improvement and the drainage project at So Kwun Wat Tsuen.

Written representations should be submitted to the Secretary of the Board by July 7. Representations will also be available for public inspection.
