$860m renewal set for Ma Tau Kok

The Urban Renewal Authority plans to implement two redevelopment projects costing about $860 million in Ma Tau Kok to regenerate the district. About 450 residents in 175 households will be affected.

Located at the junctions of Chi Kiang Street and Ha Heung Road, and Pak Tai Street and Mok Cheong Street, the projects involve 10 buildings and 121 property interests. All the buildings date to the 1950s and are in a dilapidated condition.

The two project sites, occupying about 1,700 square metres, will be redeveloped to provide about 210 residential units and 2,560 square metres of commercial floor area, scheduled for completion by 2014.

Development concept

Both projects at Chi Kiang Street and Pak Tai Street will use building set-back design to facilitate pedestrian flow and introduce street greening. The former will extend green landscaping beyond the project boundary to the nearby open area beneath the East Kowloon Corridor.

Within the total development budget, $470 million or 54.7% will be required for acquisition of the properties and re-housing for the tenants. The remainder is for construction, interest and other costs.

In the next two months, plans delineating the two projects' boundariesplus a general description will be put on display for public inspection at the authority's headquarters, its offices in Kwun Tong, Tai Kok Tsui and Kowloon City District Office's Public Enquiry Service Centre.

The authority will consider all public submissions collected in the two-month consultation period before submitting the development plans, together with unwithdrawn public submissions, to the Secretary for Development for consideration.

Acquisition arrangements

Authority staff will conduct a survey to ascertain the actual number of households and the occupancy status. They will arrange briefing sessions to explain to the affected owners and tenants the planning approval procedure and, if approved, the acquisition and compensation arrangements.

An urban renewal social service team staffed by the authority and the Salvation Army will provide any counselling and practical assistance residents may need. Affected residents can also visit the authoruty's Neighbourhood Centre at G/F, 68 Bedford Road, Tai Kok Tsui or call 2588 2333 for enquiries.
