Surplus HOS flat sale set for February

The Housing Authority has endorsed the average selling prices for 3,052 surplus Home Ownership Scheme flats to be put up for sale in February. The income limit for family applicants who are not currently living in public housing will be lifted to $23,000 a month and the asset limit to $660,000.

 

After applying a discount of 30% to the assessed market values, the average prices for the 2,397 unsold flats in Tung Tao Court Stage I, Lei On Court and Kam Fung Court range from $28,000 to $39,700 a square metre.

 

The selling prices of the 655 returned flats scattered in various Home Ownership Scheme courts will range from the lowest of over $440,000 in Hin Ming Court, Tseung Kwan O, to the highest of more than $2.4 million in Tung Yuk Court, Shau Kei Wan. For details, click here.

 

The authority's Subsidised Housing Committee Chairman Anthony Cheung said the prices are set with reference to the approved pricing guiding principles which take into account eligible buyers' affordability.

 

"The average selling prices as approved by the committee today are reasonable. In arriving at the assessed market values of the flats, apart from making reference to the market trend, due regard has been given to the fact that the surplus Home Ownership Scheme flats have been completed for some time, and that the returned flats have been occupied before, as well as various characteristics of the concerned courts such as location, transportation and views," he said.

 

Details, photos to be posted online

Application details will be announced in February. Both unfurnished and moderately decorated show flats will be available in Tung Tao Court, Lei On Court and Kam Fung Court for prospective purchasers. Photos of the returned flats will be posted online for buyers' reference.

 

In addition to the authority's 3,052 flats, the Housing Society intends to put up 579 flats in Kingston Terrace, Tuen Mun, and three resale flats in Verbena Heights, Tseung Kwan O, for sale at the same time.

 

The committee also approved the income and asset limits for so-called White Form applicants - those who are not already public housing tenants - for the surplus Home Ownership Scheme flats. The income limit for family applicants will be lifted from $22,000 to $23,000 a month and the asset limit from $610,000 to $660,000.
