Draft Tin Shui Wai zoning plan approved
*

The Chief Executive in Council has approved the draft Tin Shui Wai outline zoning plan.

Of the 430-hectare total planning area, 14 hectares have been designated for comprehensive development and 140 hectares reserved for residential sites.

The two sites for comprehensive development should adopt a stepped-height principle and consider the adjacent Wetland Park special area and conservation areas, and the surrounding areas' landscape character and infrastructural capacities.

About 62 hectares covering the wetland park special area are zoned "Country Park", with another four hectares zoned "Conservation Area" to protect and retain the natural landscape, ecological or topographical features of the area.

About three hectares are zoned "Commercial", while 28 hectares and 43 hectares are zoned "Government, Institution or Community" and "Open Space" for recreational uses.

About seven hectares are reserved for "Other Specified Uses" to provide sewage pumping station, electric sub-station, telephone exchange and bus depot. About two hectares are zoned "Undetermined".
