Shek Kip Mei plan imposes height limits
*

The approved Shek Kip Mei Outline Zoning Plan has been amended, imposing building height restrictions on certain zones to meet public aspirations for clearer planning control on urban areas' building height profile.

The Town Planning Board today said the proposed restrictions will be imposed on the "residential (group A)", "government, institution or community" and "other specified uses" zones.

Different height bands are proposed to descend gradually from the public housing estates in the west towards the low to medium-rise residential developments in the southeast.

For the eastern part of the area together with the Tai Wo Ping foothill area where the developments are low to medium-rise in nature, the current building height restrictions stipulated in the notes of the plan remain unchanged, to maintain the existing character and enhance diversity in the urban core areas.

Other amendments include rezoning the Tai Hang Sai Estate site to comprehensive development area with specific plot ratio and building height restrictions. Non-building areas are designated within various zones to facilitate air circulation.

The draft plan incorporating the amendments is available for public inspection at the Secretariat of the Town Planning Board, the Planning Enquiry Counters in North Point and Sha Tin, the Tsuen Wan and West Kowloon District Planning Office and the Sham Shui Po District Office.

People can make written representations in respect of the amendments to the board's secretary by June 9, which will be made available for public inspection.
