The approved Mid-levels West outline zoning plan has included building height restrictions for better planning control of future developments and redevelopments, to prevent excessively tall or out-of-context buildings and to preserve the existing views of the ridgeline and Victoria Harbour, the Town Planning Board says.
The 230-hectare planning scheme area is bounded by Bonham, Caine and Kennedy Roads to the north, Bowen Drive to the east, Pok Fu Lam Road to the west and the Pok Fu Lam Country Park to the south.
Residential developments occupy the area's central part. Those to the north of Robinson Road are relatively high density, covering 8.69 hectares with shops or other non-domestic uses on the ground floor, while to the south are generally low-density residences occupying 59.42 hectares.
As the Old British Military Hospital on Borrett Road comprises Grade II historical buildings and structures, any demolition of, or any addition, alteration or modification to them will require the board's permission.
A shopping centre on May Road and a commercial-office development near the junction of Garden and MacDonnell Roads fall into a commercial zone which covers 0.45 of a hectare. About 37.02 hectares is zoned for Government, institution or community use.
Sites allocated for specified uses occupy 3.62 hectares, such as petrol stations, the Ladies Recreation Club and the Peak Tramway. A total of 9.44 hectares is zoned open space.
Besides the Lung Fu Shan Country Park which is more than 45.58 hectares in area, the hill slopes at the eastern, southern and western fringe of the planning area covering 43.58 hectares are zoned green belt.
