About 1.31 hectares of land has been assigned for the expansion of Wun Chuen Sin Kwoon temple and its columbarium in the approved Ping Che and Ta Kwu Ling outline-zoning plan, the Town Planning Board says.
Any development within that area should be low density and low rise, with the number of niches capped at 6,776. Provision of more niches can be considered by the board, not exceeding 12,848.
The board said the plan will promote the conservation of the areas' rural character and control urban sprawl, reduce the flood risk, preserve agricultural land and achieve coherent planning and control of the open storage and industrial developments.
The 570-hectare planning area is bounded by Sha Tau Kok Road to the south, Tsung Shan and Hung Lung Hang to the west, the Closed Area Boundary to the north and Cheung Shan to the east.
About 265.3 hectares of land is zoned for agricultural use to retain and safeguard good-quality agricultural land, farms and fishponds within the area. About 40.64 hectares will be used for village development while 1.26 hectares is for private residential and ancillary garden development.
Open space will occupy about 0.47 hectares. A total of 124.52 hectares in the southern part of the area will cater for the growing demand for open storage. About 14.64 hectares will provide sites for industrial uses with special requirements and encourage the redevelopment of existing informal industrial developments into properly designed industrial buildings.
Slopes on Cheung Shan and Tsung Shan, and the vegetated knolls and clusters of trees scattered within the area, with a total area of 87.24 hectares, are zoned green belt. Click here for details.
