More than 100 hectares of land in Tsuen Wan has been designated for residential development, the Town Planning Board says.
About 106.4 hectares has been zoned for high-density housing while 11 hectares is intended primarily for medium-density residential developments. Four sites on Yau Kom Tau and another on Route Twisk totalling 2.2 hectares will be used for low-rise and low-density dwellings.
To encourage the phasing-out of existing industrial sites through redevelopment or conversion, 4.2 hectares covering the Young Ya Industrial Building on Sha Tsui Road and most industrial buildings along Kwok Shui Road has been earmarked for residential use.
An area of 71.3 hectares has been reserved for village expansion while 132 hectares is open space for active and passive recreational use. The green-belt area occupies 163.8 hectares to conserve the natural environment and safeguard the district from encroachment by urban development.
Four sites totalling 10.5 hectares are for comprehensive development and redevelopment, with three located at or near the West Rail's Tsuen Wan West Station and one at the periphery of Tsuen Wan East industrial area.
About 10.2 hectares of land provides for commercial developments, while 28.7 hectares mainly clustering around the Chai Wan Kok and Tsuen Wan East industrial areas is for general industrial use.
Eleven hectares is zoned for business including the information technology and telecommunications industries, non-polluting industrial, office and other commercial use. About 22 hectares will be used for specific purposes like the Mass Transport Railway and related facilities, a sports and recreation club, petrol stations and ferry piers.
