Draft Kai Tak outline zoning plan approved
*

The Chief Executive in Council has approved the draft Kai Tak outline zoning plan to develop Kai Tak as a "Heritage, Green, Sports and Tourism Hub of Hong Kong". 

 

Of the 323-hectare total planning area, 36.3 hectares have been reserved for residential developments.

 

These include the existing private residential developments at To Kwa Wan waterfront, two public housing sites in the north apron area, medium-density residential developments in Kai Tak City Centre and low-density residential developments in the runway area.

 

Cruise terminal

About 58.5 hectares is zoned for "Other Specified Uses". These include a cruise terminal, stadium, heliport, railway station, and waterfront and tourism-related uses.

 

Another 17 hectares are zoned "Commercial".  These sites are located in the Kai Tak City Centre, the south apron area on the Kowloon Bay waterfront and the runway area.

 

Three sites of 5.6 hectares in total are zoned "Comprehensive Development Area" for comprehensive development/redevelopment for residential and/or commercial uses. One is located at the Ma Tau Kok waterfront and the other two are in the Kai Tak City Centre.

 

Metro Park

About 97.7 hectares is zoned "Open Space", which includes the 24-hectare Metro Park, and district and local open spaces as well as waterfront promenades. 

 

About 36 hectares are zoned "Government, Institution or Community". A hospital site of 7.6 hectares has also been reserved. The remaining 72 hectares is for major roads and other uses.

 

The planning scheme area covers the north, south apron area and runway area of the former airport site, Ma Tau Kok, Kwun Tong, Cha Kwo Ling waterfront, Kai Tak approach channel, To Kwa Wan typhoon shelter and Kwun Tong typhoon shelter. 

 

The approved zoning plan No. S/K22/2 will be available at the Secretariat of the Town Planning Board, the planning enquiry counters in North Point and Sha Tin, the Kowloon District Planning Office, and the Kowloon City, Kwun Tong and Wong Tai Sin District Offices.
