About 28 hectares of land intended for medium-density and low-density residential developments in the Jardine's Lookout and Wong Nai Chung Gap area will be subject to plot ratio/gross floor area and building height restrictions.

 

This aims to avoid overtaxing the limited road capacity and to preserve the existing character of the area, the Town Planning Board says.

 

Two existing shopping centres at Perkins Road and Chun Fai Road are also subject to gross floor area and building height restrictions.

 

Green area conserved

With an area of about 197 hectares, the Jardine's Lookout and Wong Nai Chung Gap area is bounded by Tai Hang Road to the west, Wong Nai Chung Gap Road and Tai Tam Reservoir Road to the south, Tai Hang Drive to the north and hillslopes to the east. 

 

The area is generally hilly. Existing developments are mainly located at the northwestern part, between Tai Hang Road and Mount Butler Road. A majority of the eastern and southern parts of the area fall within the Tai Tam Country Park.

 

Further to the country park, about 60 hectares of land is zoned "green belt" to conserve the existing natural environment, safeguard it from encroachment by urban-type developments and provide additional outlets for passive recreational uses.
