Undisturbed woodland and slopes on Clear Water Bay Peninsula South will be conserved under a new draft plan, while inter-tidal sands in Sheung Sze Wan and coastlines to the east and south will be protection areas.

The move will help conserve the natural environment in the two zones, which take up about 190 hectares and 36 hectares of land.

The draft Clear Water Bay Peninsula South Outline Zoning Plan, published today, will replace the approved Clear Water Bay Peninsula South Development Permission Area Plan.

Covering 425 hectares in total, the zone is bounded by Sheung Sze Wan in the north, Clear Water Bay Country Park in the west and northeast, Clear Water Bay in the east and Tai Miu Wan in the southwest.

Natural environment

The plan is to conserve the undisturbed natural environment from encroachment by development, to confine residential and village developments to already established areas to avoid overtaxing limited infrastructure, and create a suitable environment for land-based and shore-based recreation.

About 28 hectares of woodland around the villages has been zoned green belt to define the limit of development and to provide land for roadside amenities.

About 37 hectares of land is zoned village-type development covering six villages - Ha Yeung (including Mau Po, Siu Hang Hau and Leung Fai Tin), Sheung Sze Wan, Tai Hang Hau, Tai Wan Tau (including Tai Au Mun and Tsiu Wo), Po Toi O, and Ha Yeung New Village.

About 121 hectares, covering the Clearwater Bay Golf & Country Club, and piers at Po Toi O Village and Tai Miu Wan, is zoned for other specified uses.

The draft plan (No.S/SK-CWBS/1) is available at the Town Planning Board's website. Anyone who wants to make a representation should write to the board's secretary by September 22. Representations will be available for public inspection.
