So Kwun Wat development approved

The Chief Executive in Council has approved the draft development plan for So Kwun Wat, with about 65% of 473.6 hectares covering foothills, lower hill slopes, spurs, isolated knolls, woodland, traditional burial ground or vegetated land zoned Green Belt.

 

The area is bounded to the north and east by Tai Lam Chung Reservoir and Tai Lam Country Park, to the south by Castle Peak Road, to the west and southwest by Tuen Mun New Town.

 

About 6.5 hectares on the eastern side of Tai Lam Chung Nullah is zoned Comprehensive Development Area for comprehensive sub-urban residential development and village housing.

 

About 4.4 hectares is zoned Residential (Group B) to reflect the existing residential developments of Grand Pacific Heights and Grand Pacific Views at Siu Lam.

 

Two sites to the west of Siu Lam with an area about 5.6 hectares is zoned Residential (Group C) to reflect existing and committed low-rise, low-density residential developments and to facilitate sub-urban residential development schemes with supporting facilities.

 

Village type development set for So Kwun Wat Tsuen

Some 33.4 hectares is zoned Village Type Development which includes recognised villages in the area such as So Kwun Wat Tsuen, So Kwun Wat San Tsuen, Tai Lam Chung Tsuen, Wong Uk and Wu Uk.

 

To cater for local and territorial needs, about 89.6 hectares is zoned Government, Institution or Community.

 

About 0.8 of a hectare along the eastern side of Tai Lam Chung Nullah, intended to be developed into a promenade, has been zoned Open Space.

 

A site, of about 0.1 hectare, to the southwest of Siu Lam is zoned Other Specified Uses annotated Petrol Filling Station to reflect its existing use.
