Redevelopment by the Urban Renewal Authority and Housing Society will see 2,285 square metres of land in Sham Shui Po resumed.
The site, covering 21 interests on Po On Road, Tonkin Street, Wan Wai Road and Pratas Street, can be used for mixed development. The proposal is for a residential development with commercial and government, institution or community use on the lower floors.
The redevelopment project, included in the authority's 2003-04 business plan, will help rejuvenate the old district and improve living conditions.
Details on the private lands affected have been gazetted today. The affected interests will revert to the Government three months later.
Ex-gratia allowance offered
Apart from their entitlement to statutory compensation, domestic property eligible owners will be offered an ex-gratia home purchase allowance or supplementary allowance as appropriate.
Owners and tenants affected can make statutory claims under the Lands Resumption Ordinance and, if the claims cannot be settled by agreement, may apply to the Lands Tribunal for adjudication.
Professional fees reasonably incurred for making claims can be reimbursed. Commercial property occupiers may also be eligible for an ex-gratia allowance in lieu of the right to make statutory claims for business loss and disturbance.
Eligible domestic occupiers will be offered rehousing or an ex-gratia cash allowance in lieu of rehousing provided by the Housing Authority or the Housing Society.
