Land value: The planning schemes for Lam Tsuen and Kwu Tung South aim to preserve nature and agricultural land respectively. For Mid-Levels East, part of the land is zoned for low-to-medium density developments.

The planning scheme for Kwu Tung South covers about 525 hectares of land. It is mainly rural in character with flat agricultural land intermixed with recognised villages.

About 231.6 hectares of good agricultural land is zoned for agricultural use, while some 134.3 hectares of land is reserved as a green belt.

For Lam Tsuen, its outline zoning plan covers about 424 hectares, with about 209.4 hectares zoned for agricultural purposes.

The Town Planning Board said the planning idea aims to retain its rural character by controlling development and promoting agricultural activities, and to allow village expansion only in appropriate areas.

The Mid-Levels East Outline Zoning Plan covers 63.3 hectares. The area is an established high-class residential area, with low-to-medium density residential developments concentrated in the northern and eastern parts. About 66% is designated as open space and a green belt.

According to the 2001 Census, the total population of the area was about 8,000, and the planned population will be about 8,100.

The planning scheme for Wong Nai Chung covers 138 hectares. About 38.4 hectares are zoned for residential use, and 20.6 hectares for a green belt.

The approved planning schemes are available at the Town Planning Board's website www.info.gov.hk/tpb.
