Land sale plan unveiled

The Government today announced its 2022-23 Land Sale Programme which includes 13 residential sites involving about 8,250 flats to be put up for sale.

 

Unveiling the programme at a press conference this afternoon, Secretary for Development Michael Wong said four residential sites are on Hong Kong Island, two are in Kowloon and seven are in the New Territories.

 

There will be three railway property development projects - two in Tung Chung and one in Siu Ho Wan Depot, which can provide about 4,580 flats.

 

Meanwhile, the Urban Renewal Authority (URA) plans to take forward three projects in Sai Ying Pun and To Kwa Wan, providing about 910 flats.

 

Including those provided by private development or redevelopment projects, the total potential private housing land supply in the year will yield an estimated 17,940 units.

 

Regarding commercial land, the Government will sell four sites in Kowloon, providing about 296,800 sq m of gross floor area.

 

The development chief also announced that the minimum flat size requirement will be extended to cover all government land sale, railway property development projects, URA projects as well as lease modification and land exchange applications by private developers. Each flat should reach at least 26 sq m in saleable area.

 

For projects involving lease modifications and land exchanges, such a requirement will be applicable to new applications received by the Lands Department from February 25 onwards.

 

Mr Wong said: “If you look at the supply of - if I may use the term 'nano flats' - in our market, the majority of them did not come from government land sales. The majority of them came from redevelopment.

 

“So we have looked at the situation and we think this proposal is reasonable.”

 

However, projects which have already obtained the Town Planning Board's planning permission will be exempted from the new rule, he added.
